Is Your Commercial Building Prepared for Winter?
Winter is here! Is your commercial real estate property ready?
It's not too late! When temperatures start to fluctuate and you're unprepared, an unexpected freeze can lead to havoc. Now is the time for property owners to think ahead and ensure their building is protected. Follow the below action plans so you are ready when the cold weather hits.
1. Get a roof and insulation inspection.
It is recommended every six months to have your roof and insulation inspected. Knowing the condition of these items will ensure your building is prepared for the winter temperatures. Looking for missing shingles, holes, gaps, and insulation leaks will help prevent energy loss throughout the winter.
Inspecting gutters to ensure they are debris-free is also a preventative measure. If water can flow freely that means it's not freezing, potentially causing more damage to your roof and structure.
2. Keep pipes from bursting.
Make sure the most vulnerable exterior pipes are insulated and are not directly exposed to the harsh winter conditions. Allow warmer air to circulate around pipes, especially if your plumbing is on an exterior wall. Sealing cracks and drafts, keeping exterior windows and doors closed, and having regular inspections will also aid in preventing interior pipes from bursting.
If a harsh Midwestern cold snap is in the forecast, keep the temperature inside the building consistent, especially overnight. It's better to spend a little extra on your heating bill instead of costly repairs from water damage.
Drain any outdoor water lines that lead to and from the building, such as sprinkler systems. Disconnect and drain the hoses, and don't forget to close the valves.
3. Schedule your HVAC preventative maintenance.
Making sure your heating, ventilation, and air conditioning unit is properly functioning will ensure even heating, a lower monthly bill, and no carbon monoxide leaks. Call an expert as soon as possible to check the ductwork for cracks and make sure the drain lines and ventilation are clear.
